Service Description

1. Preparation & Safety Wear PPE: gloves, goggles, respirator (if mixing chemicals). Make sure nearby plants, grass, and vehicles are rinsed with water or covered to prevent chemical damage. Check that the surface drains properly so runoff doesn’t pool. 2. Mix Your Cleaning Solution Common driveway soft wash mix: Sodium hypochlorite (SH) – 12.5% (pool shock or commercial grade). Surfactant – helps the solution stick to the surface. Water – to dilute. Typical ratio: Concrete usually needs a stronger mix than siding → about 3–4% SH on the surface. Example: mix 1 part 12.5% SH with 2–3 parts water + a few ounces of surfactant per gallon. 3. Pre-Wet Surroundings Lightly rinse any grass, plants, or edges of the driveway with water. This protects landscaping from chemical burn. 4. Apply the Solution Use a downstream injector, X-Jet, or soft wash pump to apply the solution evenly across the concrete. Work in sections so the solution doesn’t dry out too fast. Apply from bottom up to avoid streaks. 5. Dwell Time Let the solution sit 10–15 minutes (do not let it fully dry). Reapply lightly if needed to keep it wet. During this time, organic stains, mildew, algae, and general grime should start breaking down. 6. Agitation (if needed) For heavy stains (oil, rust, tire marks), scrub those spots with a stiff brush or surface cleaner after the dwell time. You may need a degreaser or specialty cleaner for oil/rust. 7. Rinse Thoroughly Use a low-pressure rinse (garden hose or pressure washer on rinse setting). Start at the high point of the driveway and rinse downward. Ensure all chemicals are removed to avoid streaking or damage. 8. Final Rinse of Surroundings Rinse down grass, plants, and edges one more time to flush away any chemical residue.

Our technicians take precautions to protect landscaping, outdoor furniture, and fixtures during service. Customer Responsibilities To help us provide the best service, we ask that customers: Keep doors and windows closed and sealed during service. Ensure water spigots are working and accessible. Move vehicles, decorations, or personal items away from the work area. Cover or shut off outdoor electrical outlets and fixtures. Notify us of any pre-existing damage or surface issues (loose siding, cracked wood, peeling paint, broken concrete, etc.). Service Expectations by Type 1. Soft Wash (siding, brick, stucco, fencing, roofs): Safely removes algae, mold, mildew, and surface dirt. May not remove deep-set stains, oxidation, or damage embedded into materials. Results may continue to improve for 24–48 hours after the wash. 2. Driveway & Concrete Cleaning: Removes surface dirt, algae, and most stains. Oil, rust, and heavy discoloration may not come out completely. Small cracks or weak areas in concrete may become more visible once cleaned. 3. Trash Can & Dumpster Washing: Cleans and sanitizes cans or dumpsters using high-pressure and cleaning solutions. Customers must ensure cans are empty and accessible at the scheduled time. 4. Wood Restoration (decks, fences, pergolas): Includes cleaning and, if requested, sealing/staining. May expose pre-existing wear, cracks, or warping once dirt and growth are removed. Stain/sealant performance depends on weather conditions and maintenance by the customer. 5. Additional Surfaces (patios, outdoor furniture, pool areas, etc.): Cleaning improves appearance and removes surface growth. Certain stains (oil, rust, paint, etc.) may not fully disappear. Limitations & Liability Frazier Fresh is not responsible for pre-existing damage, loose or failing materials, or issues revealed after cleaning.
